How I May Assist You:

I purchase properties with cash, and I am able to close quickly.  But I will close on your timeframe.  Sometimes as a property owner, the sale your property maybe a good option.  Such as when struggling with a mortgage.  No one wants to go into foreclosure, or lose equity in their property.  


My Method for Purchasing Properties is as Follows:

  • Studying the market’s metrics in a particular area

  • Mapping out the price points in a particular neighborhood

  • Understanding the zoning codes in a particular area

  • The overall conditions of the property in a particular area

WHAT IF I AM NOT READY TO SELL, ARE THERE OTHER OPTIONS THAT I MAY WANT TO CONSIDER:

  • Loan Modification Programs

  • Short Sale Programs

  • Credit Repair Programs

  • Homeowner Relocation Programs

IS THERE A CHECKLIST FOR A LOAN OR MORTGAGE?

  • A government issued identification

  • Pay stubs for the most recent 30 day period
  • W-2’s from the last two years
  • Federal tax return from the last 2 years
  • Banking statements for the last 2 months
  • List of creditors and how much is owed
  • Copies of retirement plans, stocks and bonds for the last 2 years
  • If you are selling the property, a copy of the sales contract
  • The application fee

IS THERE A CLOSING CHECKLIST FOR PROPERTY BUYERS?

  • Provide your lender with a copy of the contract, earnest money, and discuss interest rates

  • Ask for a title search
  • Make sure a home inspection has been ordered
  • Ask for an appraisal 
  • Purchase home owner’s insurance, and make sure the lender has the insurance binder
  • Schedule the closing date, time, and location
  • Do a final walk through prior to the date

WHAT DO I NEED TO BRING WITH ME ON THE DAY OF CLOSING?

  • Have a government issued identification

  • Have certified funds like a cashier’s check
  • Bring additional documentation that has been requested
